BCP Council (Poole area): Matt is delighted to announce that he has recently secured planning permission for the demolition of an existing bungalow and the erection of two 3-storey contemporary houses in Lilliput which have been designed to a very high standard by Marlow Architects for KLF Developments.

The site consisted of a tired and dated bungalow property which sat on a raised parcel of land, which is within a Close now surrounded by plot subdivisions consisting of contemporary 3 storey replacement dwellings. The two new 3000 sqft 4-bedroom family dwellings appear as 3 storey from the front and 2 storey at the rear, because the new houses have been dug into the slope with a new lower ground floor level set below the existing ground floor level. The total height of the proposed houses were only actually 1.3m higher than the ridge line of the existing bungalow.

Whilst there is no right to a sea view in planning terms, the scheme was purposely designed to be dug into the slope so that the neighbours behind would still have harbour views over the tops of these new houses from their top floors (given the topography of the site and the stepped nature of the built forms to the front and rear).

The planning officer having carried out her assessment had no concerns with the scheme whatsoever and no amendments were required at all in order to receive her recommendation to Grant. However an aggrieved neighbour had contacted the Ward Councillor at the time (pre-election) who had red carded the application which meant that with the officer recommendation being approval, the application was required to go to planning committee for determination. Matt presented a deputation to the Members and thankfully all members agreed with their professional planing officer and unanimously approved the application, much to our client’s delight.
