BCP Council (Bournemouth area): Matt is pleased to share the news that planning permission has been granted for the erection of a detached, two-storey, 1-bed self contained annex with a mixed use of ancillary residential and serviced accommodation near Bournemouth Gardens in Bournemouth Town Centre. The scheme was designed by LMA Architects.

The scheme initially raised concerns from the planning and tree officers in respect of its’ scale and proximity to protected trees. However following strong negotiation and the provision of amended plans and an updated Tree Report we were able to convince both officer’s that the scheme was worthy of their support.

In respect of the principle of the new Airbnb/serviced accommodation unit, the officer deemed that considering the location of the site in close proximity to the gardens, beaches and Bournemouth town centre, it would not be out of character to expect some tourist accommodation in this area. Policy CS28 relates to the provision of tourist accommodation providing it does not harm the local area. The officer concluded that with conditions added which regulate the tourism function of this unit and would restrict operating throughout the year as well as on duration of occupancy by guests (in order to prevent the unit becoming independent accommodation) then the use which would not result in significant harm to the character or appearance of the area.
