BCP Council (Christchurch area): Chris Miell is thrilled to announce that he has secured planning permission for an extensive householder remodel in Christchurch, Dorset.

The site is occupied by a single storey bungalow which is situated at junction of Wickfield Avenue and St Margarets Avenue. The approved development, which was designed by Como Associates, consists of alterations and extensions to form a two storey 5-bedroom dwelling. The works include raising the roof by approximately 2m to provide first floor accommodation.

As part of the application, we prepared a thorough supporting design, access and planning statement, which set out the merits of the proposal in a clear and concise manner. This document demonstrated that a two-storey development at the site would be in-keeping with the local distinctiveness of the area and would safeguard the living conditions of neighbouring residents.

The application was approved by the Planning Officer within the 8-week target date. Within her officer report she concluded that “Given the design, scale and form of the proposal it is considered that the resultant two storey dwelling will not appear incongruous or obtrusive within the street scene or have an adverse impact on the character and appearance of the area. The scheme is therefore considered to comply with the test in Policy HE2 to be compatible with or improve its surroundings in its layout; site coverage; architectural style; scale; bulk; height; materials and visual impact.”
