BCP Council (Bournemouth): Neil McKeon is delighted to confirm securing planning permission for a replacement 4-bedroom house on Southbourne Overcliff Drive, Bournemouth.

The approval caps off a lengthy battle with the Council dating back to 2021, where the original application to demolish the modest bungalow and erect a modern, two storey family home was refused by Officers. Pure Town Planning were instructed to challenge this decision at appeal. Whilst the appeal was dismissed in the summer of 2022, the Inspector overturned a number of the Council’s reasons for refusal, which helped pave the way for a revised application.

Pure Town Planning managed the application, designed by local architects Anders Roberts Cheer. On the back of the Inspector’s comments, the plans were amended to address the outstanding concerns in respect to the frontage relationship to the character and appearance of the area, as well as safeguarding the privacy and amenity of neighbouring dwellings. Whilst the Officers were initially reluctant to support the scheme given the previously dismissed appeal, through extensive deliberation and meetings between Neil, the architects and the Officers, it was finally confirmed that the previous objections had been overcome, thereby securing Council support on all grounds.

This high quality contemporary style dwelling with roof terrace has panoramic views over Southbourne cliff top. This development is in stark contrast to the existing bungalow and completely revitalises the site and takes full advantage of its much sought after seafront views.

The approval is a great example of what can be achieved when the right planning strategy is put in place following a refusal. Whilst dismissed, the appeal challenge was invaluable in addressing the Council’s objections, leading to the revised application which ultimately unlocked the site’s true potential – delivering the all-important approval for the applicant.
