BCP Council (Poole): Neil McKeon is pleased to to have secured a Certificate of Lawfulness for the conversion of a dwelling to a 5 bedroom House in Multiple Occupation (HMO) in Wallisdown Road, Poole.

The application sought to confirm that the original change of use of the dwelling (dating back to 2017) was lawful and benefited from permitted development rights at the time when the change first occurred. Pure Town Planning applied for the Certificate of Lawfulness in order to confirm the change of use under Class L of Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015. The submission was assessed by the LPA who confirmed the change of use was lawful and thereby granted the Certificate of Lawfulness – ensuring that the lawful HMO use can continue on site without the need for any future planning permissions.

If you have an existing HMO which requires a Certificate of Lawfulness, or looking to establish a HMO under a change of use application, Pure Town Planning can provide an appraisal to take this through the planning process.
