BCP Council (Poole): Matt Annen is delighted to share the news that planning permission has been granted for a 5000 sqft replacement house backing onto Poole Harbour in Lilliput designed by Marlow Architects.

From registration to approved decision notice was just under 3 months, which was pretty good going for BCP Council considering part of that time included the Christmas break and there was an unexpected request for a bat survey. Matt triggered a good dialogue with the planning officer from the outset which meant that subject to a few minor tweaks together with a change to the material palatte so it was more to the officer’s tastes, the decision was received in a timely fashion.

As a replacement dwelling in a road which had already seen 3-storey contemporary replacement dwellings, this scheme was thankfully not particularly contentious with the officer confirming:

“due to the siting, height, mass, scale and design of the proposed replacement dwelling, it would not appear prominent or intrusive in the street scene… nor from the Poole Harbour and the character and appearance of the street scene and wider shoreline character would be preserved. Therefore, the proposed scheme would comply with policy PP27 of the Poole Local Plan”

There were no letters of objection received from any neighbours which again is rare in this day and age and thus the scheme was approved under delegated powers.
