BCP Council (Poole area): Chris Miell is thrilled to announce that he has secured planning permission for an extensive householder remodel to an existing dwelling on Panorama Road in Sandbanks, Poole.

The site is occupied by a substantial two storey dwelling from the post-war period, which features a distinctive stone chimney feature on the front elevation. The homeowners were keen to modernise and extend the property to meet the needs of modern family life, whilst maintaining it’s original charm. The approved development, which was designed by UX Architects, consists of alterations and extensions to form 5-bedroom dwelling with a new ‘in’ and ‘out’ driveway.

As part of the application, we prepared a thorough supporting design, access and planning statement, which set out the merits of the proposal in a clear and concise manner. This document demonstrated that architectural appearance of the dwellings would be in-keeping with the local distinctiveness of the area, whilst safeguarding the living conditions of neighbouring residents.

The application was positively received by the Planning Officer, who concluded with her officer report that “The area is characterised by a mixed pattern of building forms and finishing materials. The proposed new open porch, new windows arrangement to the north and west and natural stone cladding on the ground floor and dark timer cladding on the first floor to the front would be visually apparent in the street scene of Panorama Road and visible from the access road located to the west of the application site. These proposed changes, due to their siting, scale and design would complement the existing dwelling and preserve the character and appearance of the street scene characterised by mixed pattern of building forms and finishing materials, and wider surrounding area.”
