New Forest District Council: Matt Annen is delighted to share the news that he has secured planning permission for a Section 73 variation application for amendments to the layout and changes to the design and appearance of a scheme for 10 dwellings. This scheme was designed by local firm Anders Roberts Cheer Architects for mutual client  Amirez Developments with landscape plan (pictured) by The Landscape Service.

From submission to decision took over 15 months and we had 3 different planning officers. Part of the delay came as a result of the previous consent being close to expiry and as such we had to focus our efforts on implementing that scheme to make it extant which meant discharging pre-commencement conditions and confirming with the Council that the consent had been lawfully commenced via a lawful development certificate.

The key changes which this amendment delivered were:

  • The proposed layout has been slightly re-designed with the dwellings set back from the internal road enabling space in the street for soft landscaping, trees and greenery.
  • The car parking is to the side of the dwellings or under car ports, which helps prevent vehicles from cluttering the street. Space for planting is shown to several of the dwellings, which soften the development and together with the provision of hedgerows and trees create a semi-rural context to the development.
  • Further amendments to the design of the approved units was also part of this application, which include the introduction of decorative gables of varying style and designs as well as amendments to the fenestration arrangements.
  • Traditional porch features have been added as well as bay window features to some of the dwellings.
  • Decorative ridge tiles, with exposed rafter feet at the eaves and chimney features have also been added to the design of some of the dwellings.

As the Parish Council objected to the application it meant that the scheme was required to go to planning committee where the Members unanimously supported the application agreeing with the planning officer that the amended design was considered to be improvement compared to the extant planning permission.
