BCP Council (Poole): After a 5 month long application process, Matt is pleased to have finally secured full planning permission for the demolition of an existing house and erection of a 3600 sqft Georgian dwelling. This grand and characterful villa-style home was beautifully designed by our friends at Anders Roberts Cheer Architects for a mutual developer client; Amirez.

The site had a long and negative planning history dating back to 2019 consisting of schemes for a block of flats and a separate scheme for 2 dwellings, both of which were refused and dismissed at appeal. Thankfully this time, we were able to convince the appointed planning officer and his team leader that the large replacement scheme was acceptable and should be approved. In arriving at a favourable recommendation the officer concluded:

The proposed development is considered acceptable with regards to its architectural design, scale and mass. The assessment concludes that there would be no adverse harm to neighbouring amenity. The proposed development would not result in any harm to ecology and the removal of two category C trees in this instance are considered acceptable. The development provides adequate levels of internal living space and as such is recommended for approval”.
