Southampton City Council: Dan Wilden is pleased to have secured a certificate of lawful use for a House in Multiple Occupation for up to six persons (Use Class C4) at a property in the Portswood area of Southampton.

The semi-detached property was converted to a HMO in 2008 and has been used for that purpose ever since. Our client is in the process of purchasing the property but wanted to be sure that the HMO use was secure given Southampton’s Article 4 restriction and local planning policies. Luckily the seller had good document records and together with a statutory declaration and a clear supporting statement from Pure Town Planning, the Council planners readily accepted that 10 years of continuous use had been proven.
