BCP Council (Bournemouth): Neil McKeon is delighted to confirm full planning permission has been secured for a pair of four-storey flatted blocks delivering 45 apartments with basement parking on Studland Road.
This has been an extensive process with BCP Council to secure permission to redevelop the site for our client, Amirez Developments, involving pre-application discussions, planning committees, multiple applications and on-going discussions with Officers at BCP.
Given the planning history on the site, as well as significant site constraints, this has been an especially collaborative process from start to finish. This included constant support from ARC Architecture who designed the ever-evolving scheme, as well as assistance from Barrell Tree Consultancy, Calcinotto, Sturt & Company and The Landscape Service in addressing the Council’s previous objections. In addition, S106 Affordable Housing and Ridge were instrumental in the viability appraisal, thereby justifying a zero affordable housing financial contribution on site.
The proposal sees the demolition of an existing HMO building and flatted building which are in a continuing state of disrepair. This expansive site has remained under-utilised and an eye-sore on Studland Road for many years. The approved scheme is an opportunity to finally rejuvenate the site with a high-quality apartment development delivering much needed residential homes in this much sought-after location overlooking Alum Chine and a stone’s throw from the beachfront.
The approval represents the culmination of extensive negotiations between PTP, consultees and Council Officers to address previous issues of tree impact, slope stability and design impacts upon the character and appearance of the area. Officer’s support and approval has been secured under delegated powers, which is extremely welcome news to the client and a thorough vindication of the planning merits of the proposal for all parties involved.
