East Hampshire District Council:Another example of our recent successes in one-off replacement dwellings is the planning permission secured for a substantial replacement dwelling at Beech, Alton. The approved scheme sees the demolition of the existing chalet bungalow on this spacious plot and the erection of a two storey, five bedroom dwelling.

Given the cramped internal layout condition of the existing property, a modernised overhaul of the property was seen as the best way forward. The approved replacement dwelling offers a radical departure from the existing bungalow. The approved scheme delivers a contemporary, two storey dwelling with open plan ground floor living spaces, spacious first floor en suite bedrooms, integral double garage and office space which maximise the potential of the site.

The bespoke design was prepared by architect Tony Holt Design who tailored the scale, layout and appearance of the scheme to fit with the context of the site whilst achieving the high level of internal floor space set out in the client’s brief. The properties within Beech are independently designed with various architectural forms and styles – as such, the chosen architectural form was considered to positively contribute to the diverse character and appearance in the immediate locality.

Following lengthy negotiations between PTP, Tony Holt Design and the Council, we were finally able to convince the Officers that the proposal was acceptable in terms of overall design, the impact to neighbouring properties and also being a beneficial visual addition to the street scene, whilst also safeguarding against any potential impact on the existing protected trees on site. The end result is a contemporary, eye-catching dwelling, which offers the applicant an increased level of spacious accommodation and provides a marked improvement in terms of the functionality of the space and the overall aesthetic quality of the site.
