BCP Council (Poole Area): Neil McKeon has won an appeal against BCP Council and secured outline planning permission for the demolition of the existing house and erection of three 4-bedroom houses in Alton Road, Poole.

The site has extensive planning history, with two previous attempts to secure three houses dating back to 2014 – both of which were unsuccessful. The revised scheme designed by Studio Maiva proposed an alternative contemporary style set over three floors with front of site parking. The Council refused the application due to perceived poor design and the proposal appearing out of character amongst neighbouring properties, as well as being a contrived and cramped form of development.

Pure Town Planning were instructed to challenge the Council’s decision at appeal and set about preparing a robust appeal statement following a thorough site visit and assessment of the surrounding context to contest the Council’s objections in full.

The Inspector acknowledged the increased size of the dwellings and resulting density on this larger than average plot. The Inspector judged the housing to be suitably positioned to preserve the spacious character of the street scene whilst not appearing incongruous or out of place in Alton Road. The Inspector also referred to the numerous highlighted examples of modern housing in the surrounding area in close proximity to the appeal site, including some which bear a striking resemblance to the appeal scheme. The Inspector agreed with the appeal statement’s position that the proposal would add to the emerging shift in character in this locality, thereby preserving the character and appearance of the area and allowing the appeal.
