BCP Council (Bournemouth): Pure Town Planning are pleased to have secured an appeal win against BCP Council gaining planning permission for works to a detached house in Leeson Road, Bournemouth. The works involved a full width rear extension and a two storey side extension (replacing an existing single storey garage and playroom extension.

The Council’s planning officer in refusing the applicaiton felt that the two storey side extension part of the proposal would be harmful to the character and appearance of the area by closing up the gap to the neighbouring dwelling and being an overly dominant addition to the street scene.

In our appeal statement we demonstrated that actually the proposal was entirely in keeping with various other examples of two storey side extensions which had previously been granted in the street scene and that the resultant gap was in line with the established pattern of development in the street. The Inspector agreed concluding:

In conclusion, the effect of the proposed development on the character and appearance of the surrounding area is acceptable. There is no conflict with either Policy CS41 of the LP, which among other things, seeks that the design of a proposed development respects the site and its surroundings, and the design principles of the National Planning Policy Framework.
