
BCP Council (Bournemouth Area): Neil McKeon has won an appeal against BCP Council and secured planning permission for the demolition of an existing garage and erection of larger replacement garage with roof space storage on Arnewood Road.
Following a previous refusal by the Council, the applicant approached Pure Town Planning to undertake an appeal challenge against the Council’s decision. The Council determined that the height and bulk of the structure resulted in an “unnecessarily large building that would be overtly prominent and appear cramped and congested in the streetscene,” thereby harming the character and appearance of the area.
As part of the robust appeal statement, Pure Town Planning demonstrated that the proposed building line on Arnewood Road and front projection of the building would not harm the pattern of development. Although the proposed building was taller than the previously established permission on site, in terms of both ridge and eaves height, the Inspector concluded that this would still appear as a subservient structure that sympathetically integrates into the character and appearance of the area. The Inspector subsequently overturned the Council’s decision and allowed the appeal.
