Borough of Poole Council: Pure Town Planning are pleased to announce another successful appeal win for a pair of detached four-bedroom dwellings within the Brackenhill cul-de-sac in Branksome Park, Poole.

A previously proposed plot severance for a pair of detached dwellings was refused by the Borough of Poole Council in February 2016. This decision was subsequently appealed and later dismissed by the Planning Inspectorate in August 2016. The key issue being the sense of spaciousness that exists between bungalows in Brackenhill and impact of the proposed units on the character and appearance of the area. A revised detached scheme was later refused by the Council in late 2016. At this point Pure Town Planning were brought in to challenge the decision on appeal.

The proposed units had a more modern design style with split levels seen as two storeys from the front and three storeys to the rear. Notwithstanding the contemporary design approach and the plot severance, the Inspector considered the site to be sufficient to accommodate two detached dwellings, whilst securing substantial rear garden amenity. The Inspector determined that the resulting redevelopment would have an acceptable impact on the character and appearance of the site and the Brackenhill cul-de-sac, whilst creating no harm to the privacy or amenity of neighbouring dwellings – thereby allowing the appeal.

The client was naturally delighted to hear the good news, which brings a satisfying conclusion following a series of applications and challenges, to secure the all-important planning permission for a pair of spacious detached dwellings on site.
