Appeal win three detached houses planning consultants PooleBorough of Poole: Pure Town Planning were pleased to record our first appeal win of 2015 last week with planning permission granted for the demolition of one detached dwelling and the erection of three detached family houses in Poole, Dorset.

The appeal site adjoined a street corner site where Pure Town Planning had already secured planning consent for an additional detached dwelling on the site of a domestic garage. Our developer client had assembled two adjoining land parcels which enabled additional development around the corner. The Borough of Poole planning officers seemed somewhat in disagreement as to the acceptability of the proposal but the application was ultimately turned down on grounds that the development would harm the character and appearance of the area and would cause harmful overlooking to a neighbouring property.

On appeal Pure Town Planning were able to successfully argue that the proposal would integrate well into the area and the Inspector concluded “I find that the effect of the development would preserve the character of the area close to the junction”. In respect of the overlooking issue the Inspector concluded “I have taken careful note of the representations made by the current occupiers and their concerns, but on balance find that the effect of the development would not result in an unacceptable level of the overlooking of the garden”. After finding in our favour on both points the Inspector allowed the appeal and granted planning consent. For our developer client this brings the total number of dwellings on the development site to four.
