Test Valley, Hampshire: It’s been a quiet start to the year in terms of planning policy consultations. But finally Test Valley Borough Council has published its Revised Local Plan for consultation (at the last consultation just over a year ago this was two documents the Core Strategy DPD and the Designations DPD). The document can be viewed here and comments can be made here. The deadline for submissions is 4.30pm on Friday 26th April 2013.

What will be of most interest to our clients?

Settlement boundaries – yes the village settlement boundaries are proposed to stay and replace the frontage development lines.

Affordable housing: a nice complex policy is emerging here-

  • net gain of 15 or more dwellings (or sites of 0.5ha or more) 40% affordable onsite
  • net gain of 10-14 dwellings (or sites of 0.3-0.49ha) 30% onsite
  • net gain of 5-9 dwellings (or sites of 0.2-0.29ha) 20% onsite affordable or an equivalent off site provision
  • net gain of 1-4 dwellings (or sites of up to 0.19ha) a financial contribution equivalent to 10% of dwellings.
