Christchurch Borough Council: Pure Town Planning are pleased to announce that we have secured planning permission for a plot severance including a replacement dwelling fronting Avenue Road and a new 4 bed dwelling to the rear of the site in Walkford.

This site has an extensive planning history dating back to 2012, whereby a 4 unit scheme was refused by Christchurch Borough Council and received substantial opposition from residents in the Walkford area. A subsequent 3 unit scheme was also refused in 2013 on grounds of being an “incongruous back land development” and creating harm to neighbouring amenity. This decision was later appealed and dismissed by the Planning Inspectorate, due to negative impact on the character and appearance of the locality.

Following this chequered history, the applicant approached Pure Town Planning to take the reins and oversee a revised 2 unit scheme. In conjunction with Williams Lester Architects, the revised scheme categorically addressed the perceived failings of its predecessors. The resulting plot severance and 2 detached family dwellings were sited and designed to relate positively with its neighbouring properties and the wider character of the area. A further Noise Impact Assessment was also undertaken to ensure the amenity of the immediate neighbours were safeguarded by way of the newly proposed rear access drive. After extended negotiations with the Officers, a recommendation to grant was secured. However, due to the level of opposition by neighbours, the proposal was brought before the Council’s Planning Control Committee.

PTP presented the revised scheme to Members and demonstrated how the former objections from the Council and the Inspectorate had been fully addressed, delivering an attractive redevelopment in a much such after location. Subsequently, after further deliberation, and at times heated debate, Members voted in support and approved the application – which was welcomed news to the applicant after a prolonged battle to redevelop the site.
