Key points about developing in Fareham

Development Plan: Fareham has a Core Strategy adopted in August 2011. A Development Sites & Policies Plan DPD is in the pipeline with adoption anticipated in December 2013.

Pre-application advice: Fareham charges for this service (no charge for householder proposals) with fees in three tiers (£158 – £422 inc VAT) dependent upon the scale of the proposal . Call us for advice on whether this service is worthwhile in your case.

Affordable Housing: Required on all schemes of net gain of 5 or more dwellings; for 5-9 units either 30% on-site or financial contribution of equivalent value, for 10-14 units 30% on-site, for 15 or more 40% on-site.

Community Infrastructure Levy: Residential: £105 per sqm; Care homes: £60 per sqm; Hotels: £35 per sqm; Retail (except town centre comparison shops) £120 per sqm; Everything else: nil

Special policy restrictions:

On all residential development Fareham require Code for Sustainable Homes level 4 – and from 2016 level 6!

A big old urban extension (“new community” they call it) is proposed north of Fareham (taking the urban edge across the M27) some 6,500 – 7,500 homes.
