
BCP Council (Christchurch): Matt Annen is absolutely delighted to share some fantastic news – Pure Town Planning has secured planning permission for the demolition of an existing building (arranged as 4 x flats) and the erection of two beautiful detached dwellings on an exclusive private road in Mudeford, Christchurch.
The Project
The site, occupying a generous 0.34-acre plot at the end of a sought-after cul-de-sac, was previously home to a dated 1960s/70s building arranged as four flats, together with a row of garages. Our clients saw the potential to transform this underutilised plot into something truly special – and BCP Council has now agreed, granting permission under delegated powers.
In its place will rise two exceptional family homes – and when we say exceptional, we mean it. One property extends to a very impressive 5,500 sq ft, while its neighbour comes in at a whopping 6,225 sq ft. Both homes offer four large en-suite bedrooms, expansive open-plan kitchen/dining/living spaces, integrated double garages, lifts to all floors, and even a gym, sauna and garden room. Luxurious doesn’t quite cover it!

Beautifully Designed
These timeless homes have been beautifully designed by our friends at ARC Architecture for mutual client (and also friends!) Glass Harbour Group. Traditional in character with a real touch of elegance, the homes will be finished in natural stone and render beneath clay roof tiles, with bronze-framed windows and doors, elegant arched colonnades and wisteria-draped balconies to the front and rear. The result is a pair of homes which will sit handsomely within the established street scene of large, individually designed properties.
Navigating the Planning Process
As with many redevelopment schemes of this nature, there were plenty of planning considerations to carefully address along the way – from character and street scene impact, to neighbouring amenity, trees, highways, drainage and the ecological designations which affect development across Christchurch, including nutrient neutrality within the River Avon catchment.
Working closely with the project team, we were able to demonstrate to the Council that the scale, height and siting of the new homes sit comfortably within the evolving character of the road, that neighbouring amenity would be fully safeguarded, and that the scheme delivered a net betterment in phosphorus output compared to the existing flats – meaning no nutrient mitigation was required. The case officer agreed on all counts, concluding that the proposal represents high-quality, well-designed development in a sustainable location.
