Central Bedfordshire Council: Adding to the growing list of planning approvals obtained further afield, Pure Town Planning have recently secured planning permission for substantial single and two storey extensions and total remodel which will dramatically transform an existing house in the picturesque village of Henlow, Central Bedfordshire. The proposal converted the ageing detached home into a contemporary 5-bedroom family house with multiple living spaces, gallery and additional expansive accommodation in the roof space which creates a striking visual additional to the traditional streetscene of Henlow.
The bespoke design was prepared by architects Tony Holt Design who tailored the scale, layout and appearance of the scheme to fit with the context of the site, whilst achieving the high level of floor space set out in the client’s brief. Whilst the resultant property was unashamedly larger than the existing house, as a result of constant contact with the planning officer at Central Bedfordshire Council throughout the lengthy application process, we were able to satisfactorily convince the planners that the proposal was not only acceptable, but a vast improvement on the existing arrangement, whilst also respecting the neighbouring dwellings and the surrounding Henlow Conservation Area. The final design helped to transform the previous house into a modern, largely open plan dwelling with increased levels of accommodation as well as a spacious master bedroom and en-suite/dressing room in the new second floor roof space. Despite the fact that significant neighbour consultation was undertaken prior to the application, which necessitated a substantial re-design to address the specific concerns, the application was brought before the Central Bedfordshire Development Management Committee following an objection from a neighbouring property.
However, a superb result was achieved when the Development Management Committee members of Central Bedfordshire Council reviewed the proposal and subsequently gave their support to the planning officer’s recommendation to approve the scheme. The proposed remodel and new internal layout of the house increases both its function and use, which was integral to the applicant and the needs of their growing family. As such, the applicant secured the extensive house remodel they desperately desired and the Council were fully satisfied that the high calibre design safeguarded against any potential impacts of the proposal upon any of the neighbouring High Street residents or the wider Henlow area.
