Dorset Council: Matt Annen has successfully secured planning permission to sever land and erect 2 detached chalet bungalows, with formation of new access drive and car parking areas for the existing and proposed development. The scheme was designed by Brian Nicholls Architects Ltd for a mutual developer client. The site is located within the Colehill Urban area as designated in the Christchurch and East Dorset Core Strategy (CS). Therefore, there was no objection to the principle of the proposed development subject to all other matters being acceptable and compliance with other CS policies.

Following comprehensive consideration of the proposal, the officer concluded that “whilst the proposal does result in three plots smaller than the average for the area, no demonstrable harm to the character of the area is anticipated.” We pointed out that the plot division and erection of one new bungalow was recently approved on a neighbouring site and successfully argued that the principle of backland development had been established in the locality. Given that the combination of the three backland properties will reduce the sense of spaciousness currently afforded by generous garden depths, the proposal was not deemed to detract from the quality of the area.
