Wiltshire Council: Pure Town Planning director Dan Wilden is pleased to have recently secured planning consent for two four-bedroom detached houses in the south Wiltshire village of Broad Chalke.

The site lies on the outskirts of the village within the conservation area. It is occupied by a chalet bungalow which has been long term vacant. Our client had sought pre-application advice on the proposal from the Wiltshire Council which came back negative on highways grounds. The highway officer objected because the site was along a country lane without pavement or street lighting – and thus considered inaccessible other than by car.

The client approached Pure Town Planning for advice. Dan felt that the case was arguable and put together a comprehensive argument in the Design and Access Statement dealing with the accessibility of the site in relation to the character of the village.

The Planning Officer was won over and following some minor amendments to demonstrate sufficient parking and a reduction in some window sizes for privacy reasons, the application was approved. Our client was delighted – particularly as he was fully expecting to have to go to appeal in order to get an approval on the site.
