
BCP Council (Poole area): Chris Miell has secured planning permission for a backland development of three dwellings with associated access and parking at Brixey Road, Poole.
The scheme was designed by Marlow Architects and will provide three bungalows in a sustainable location, close to local services and amenities. To provide access to the backland site, an existing wall and extension to No 25 Brixey Road will be demolished.
The development site was assembled by the applicant following the purchase of four existing dwellings. The approved layout sees the rear gardens of the existing properties reduced in depth to form a new plot of land, which will be utilised to provide three additional dwellings.
To support the application, we prepared a comprehensive design, access and planning statement, which set out the merits of the proposal in a clear and concise manner. The statement demonstrated that the proposal would preserve the character and appearance of the area and the living conditions of neighbouring residents.
Upon consideration of the application, the Planning Officer was supportive of the principle of development, concluding with her report that “Regarding backland development, as noted, the size of the gardens along this stretch of road are fairly large, being quite long in their depth. As such, the area has seen a range of backland development emerge, including on this side of Brixey Road to the north, and from no.63 to 73 there are other examples and from no.83 to 91 there are again further examples. Therefore the premise of backland development would not be at odds with the character of the area and pattern of development within the area, where a range of plot sizes are emerging.”
