
BCP Council (Poole area): Chris Miell is delighted to announce that he has recently secured outline planning permission for the demolition of an existing dwelling and the erection of three detached dwellings at a site in Magna Road, Poole.
The site comprises an existing dwelling and a vacant plot to the side of the host property, which was formerly located within the South East Dorset Green Belt. Our dedicated followers may recall that we secured planning permission to erect a detached dwelling on the vacant plot in December 2021. Since then, we’ve worked with the landowner and their architect to maximise the land value, which resulted in the submission of a revised scheme for three units.
As part of the application, we worked closely with architects Harriplan to prepare the revised scheme. To support the application, we prepared a comprehensive design, access and planning statement, which set out the merits of the proposal in a clear and concise manner. The statement demonstrated that the proposal would preserve the character and appearance of the area and highway safety, which was an important planning consideration given the proximity to a busy road junction.
The application was duly approved by the Planning Officer who concluded within their report “Whilst the proposed developments would lead to expansion of the settlement in both physical and visual terms, it would be considered proportionate to the plot size and integrate well with future expansion of the area. There would be acceptable plot sub-divisions allowing parking and useable amenity space that would preserve the residential character of the wider area, therefore would be in accordance with Policy PP28”.
