Purbeck District Council: Pure Town Planning are pleased to announce that we have secured planning permission for the erection of three new houses to the rear of Ropers Lane in Upton near Poole, Dorset.
The development includes the demolition of the existing bungalow and utilises the existing rear of site access drive to serve the new three 3-bedroom detached dwellings. Following a previously refused scheme in 2015, PTP were approached to manage a revised scheme. Prior to submission of this application, extensive consultations were undertaken in order to address the failings of the previous scheme to deliver the best possible development on the site.
In association with the architects, Empery + Co, the revised scheme improved the development, not only reducing the impact on the neighbouring properties but also enhancing the proposed dwellings, in terms of privacy and amenity. Parking arrangements and soft landscaping were also greatly improved and the rear of site location safeguards against any impact to the visual appearance of Ropers Lane. Finally, in order to prevent any detrimental impact from the access through noise or disturbance, an acoustic report was submitted to demonstrate how acoustic fencing would mitigate against any undue harm to neighbouring amenity.
Despite Town Council and neighbour objections, the Purbeck District Council planning officers were fully satisfied with all elements of the proposal. The resulting development was considered to be well designed and delivering attractive family dwellings in a sustainable location.
