BCP Council (Poole): Matt Annen is absolutely delighted to announce that planning permission has been granted for the demolition of an existing, dilapidated dwelling and the erection of a striking replacement 5 bedroom, 4,500 sq ft mansion together with a 2,500 sq ft detached garage, pool and spa outbuilding complex — a combined 7,000 sqft of luxurious new build living space, in the highly sought-after Branksome Park and Chine Gardens Conservation Area, Poole.
The approved scheme was designed by local firm ARC Architecture who delivered a beautifully proportioned, traditionally inspired dwelling finished in red brick with elegant stone cladding detailing and a classic slate-tiled pitched roof — a design that sits comfortably within the sylvan, tree-lined character of this prestigious Conservation Area. To the rear, a highly contemporary outbuilding houses a garage, plant room, sauna, steam room, pool, hot tub and bar area, offering the ultimate in high-end residential leisure and lifestyle space. We would like to extend a huge thank you to ARC Architecture, whose exceptional architectural design skill and eye for detail were instrumental in securing consent for this beautiful home. The design responds sensitively to the site’s context — pulling the building back from the frontage, lowering the ridge height, and introducing symmetrical, well-proportioned gable features — resulting in a scheme that the Council’s own Conservation Officer confirmed would make a positive contribution to the character and appearance of the Conservation Area (not an easy feat!)
Applications of this nature, particularly within a Tree Preservation Order (TPO) area, require rigorous technical input, and we are delighted to thank G -Tree for their excellent arboricultural expertise, which comprehensively addressed the tree-related concerns that had previously held the scheme back. The Council’s Arboricultural Officer raised no objection, subject to standard conditions, with new tree and hedge planting proposed to further enhance the sylvan character of the street scene.
Equally, we’re grateful to ABR Ecology for their thorough ecological assessment work, which satisfied the Council’s Biodiversity Officer, who supported the scheme without objection. No representations were received from any neighbours or third parties throughout the consultation process — a real testament to how well-considered this application was.
BCP Council ‘s appointed planning officer concluded that the scheme complied with the relevant policies of the Poole Local Plan (2018) and recommended it for approval — a brilliant outcome that reflects the strength of the design team and technical consultants brought together on this project.
