Ashley Cross Poole new approvalBorough of Poole: Back in April this year we announced that Pure Town Planning had secured planning permission for a detached four-bedroom two storey dwelling in the popular Ashley Cross area of Poole. The site was formed by the second subdivision of a back garden. Following the receipt of planning permission we advised our client that if she wanted to push the boundaries further to increase the floorspace she could go back in (using her free of charge second go) for a third storey which would then enable views of Poole Harbour and Brownsea Island to be achieved, maximising the value of the site.

Our client took our advice on board and  instructed us to “go for it”. Pure Town Planning working alongside the architect Union Architecture formulated a revised scheme which added another floor to the dwelling – turning it from a two storey four-bedroom house to a three storey five-bedroom house. Despite the scheme being significantly larger than the previously approved scheme, the  Borough of Poole conceded that they could not justify refusing this application given the fall-back position on the site and planning permission was subsequently granted.

This again proves how valuable a proactive planning consultant can be for maximising the value of your site. Our client was over the moon, as was evident from the email received;  “Thank you for all your efforts on this site you have been a great asset and I can’t thank you enough”.
