BCP Council (Poole): After a lengthy drawn out battle, Matt Annen, director of Pure Town Planning is delighted to have finally achieved planning permission for a plot severance and erection of a new chalet bungalow on a backland garden site in Broadstone, Poole for local developer clients; Harlequin Homes.

This well considered scheme was designed by local architects; Anders Roberts Cheer Architects. Initially the planning officer was unsure whether a single unit on the site would be acceptable in principle, as other backland schemes on larger sites had been more comprehensive. However through extensive negotiations and justification we demonstrated that the scheme delivered a development in a sustainable area, which makes an efficient use of the site, whilst not causing any material harm to the prevailing character and layout of the surrounding development in the area. The officer concluded that the scale, massing and design of the proposal, together with the material finishes, would be appropriate to the context of the surrounding built form and enable the dwelling to integrate in an acceptable manner within the street scene without causing material harm to the amenities and privacy of the occupants of the neighbouring and nearby properties.

If you feel your property may have the possibility of accommodating a backland dwelling, we’d be happy to assess the potential for you. Why not give us a call or email to info@puretownplanning.co.uk. You may very well be missing out on a prospective development opportunity.
