BCP Council (Poole area): Chris Miell has secured planning permission to erect 7 x dwellings with associated access and parking at Dawkins Road, Poole. The scheme was designed by David James Architects and will provide much needed family housing within the Hamworthy area of Poole. The site is an undeveloped parcel of grassland sandwiched between an existing industrial area and housing estate from the 1970s.

The site has a detailed planning history, including a failed appeal by a different planning consultancy, which sought permission to erect a terraced row of 9 x houses with associated car parking, cycle store and bins. In determining the appeal, the Inspector concluded that the proposal would harm the character and appearance of the area and the living conditions of neighbouring residents.

Prior to submission of the latest scheme, we undertook a detailed review of the Inspector’s decision with the David James Architects, which resulted in significant changes to the site layout and a reduction in the quantum of the development.

To support the application, we prepared a comprehensive design, access and planning statement, which set out the merits of the proposal in a clear and concise manner. The statement demonstrated that the proposal would preserve the character and appearance of the area and the living conditions of neighbouring residents.

Upon consideration of the application, the Planning Officer was supportive of the development, concluding with her report that “The proposals would therefore result in a development which provides sufficient land to accommodate a type, layout and scale of development with a design, massing, materials, landscaping and visual impact which although different, respects the varied existing character and appearance of the area and provides a sustainable form of development in accordance with Policies PP27 and PP28 of the Poole Local Plan (2018).”
