Bournemouth Borough Council: Pure Town Planning’s success continues in 2015 as we are celebrating securing planning permission for a revised back-land scheme in Bournemouth. You may recall in November 2013 we secured permission for the erection of four dwellings (2 x 2 bed chalet bungalows and 2 x 1 bed bungalows) to the rear of 24/26 Markham Avenue (see here). Well, since the permission was granted the site was acquired by a local developer who felt the extant scheme failed to maximise the full development potential of the site. As such, Pure Town Planning were instructed to submit a revised planning application to secure 4 x larger units on the site.
As soon as revised plans were drawn up by Aspire Architects for 2 x 3 bed chalet bungalows and 2 x 3 bed dwellings, Chris got straight to work. He prepared an in-depth supporting design and access statement setting out the merits of the scheme and how it complied with national and local planning policy. Once the consultation period closed it became clear that the Case Officer was against the two storey development at the rear site and we were advised that the scheme was going to be recommended for refusal. At this point Chris sprang into action and began negotiating with the Case Officer to secure a way forward. Chris was aware that the client’s objective with the revised scheme was to secure 4 x 3 bedroom dwellings at the site, so he decided to reduce the scale of the dwellings to a chalet bungalow form, which feature a cropped gable roof form and side dormer window, therefore providing sufficient roof space for two bedrooms in the roof, with bedroom 3 provided on the ground floor. Amended plans were submitted to the Council and the Case Officer withdrew his objection, and planning application was subsequently granted by the Council. To add the cherry to cake, Chris secured the consent with planning obligations totalling only £1420, whereas with the extant approval this figure was over £35K!
The client was overwhelmed by our success and has benefited from a considerable uplift in the value of the site. Construction is due to commence shortly and we cannot wait to see the development completed. But in the meantime, if you’re in the area keep a look out for one our shiny site boards!
