BCP Council (Poole):  Matt Annen, a Director of Pure Town Planning has recently secured planning permission for the demolition of a bungalow and it’s replacement with a monster 9500+ sqft house in the prestigious Branksome Park. The scheme was designed by Harriplan.

This proposal is actually an identical submission of an earlier 2017 proposal which was granted, but that consent has not commenced and was about to lapse. So this fresh permission secures the replacement dwelling approval on site for a further 3 years. Whilst there has been a change in the adopted Local Development Plan since the earlier approval for replacement dwelling, the assessment and conclusion remained the same.

The principal issues for consideration by the Council in this case related to:- The impact on the character of the area and the Branksome Park Conservation Area, the impact on the amenities of neighbouring properties and the impact on the numerous protected trees on the site. Pure Town Planning prepared a comprehensive Design, Access, Planning and Heritage Statement which demonstrated that the proposed house would continue to sit comfortably within the plot and would enhance the setting and preserve the character of the area.

This site is actually for sale. Whilst the design may not be to everyone’s taste, it would be relatively straightforward to adapt this to suit any potential purchasers design style preference. What this consent does is establishes a large scale and footprint for a new dwelling on the site and thus represents a strong fallback position for any potential purchasers looking for a large family dwelling in Branksome Park.
