Dorset Council: Matt has successfully secured planning permission for a replacement dwelling and creation of a new detached contemporary bungalow at the rear of a site in Colehill near Wimborne. This stunning scheme was designed by Laurie at Marlow Architects. The site is located within the Colehill urban area as designated in the Christchurch and East Dorset Core Strategy (CS). Therefore, there was no objection to the principle of the proposed development subject to all other matters being acceptable and compliance with other CS policies.

The application was approved at the second time of asking, it was a revised submission following a previous refusal. The previous scheme was considered by a previous planning officer to have a negative impact on a non-designated asset (the adjacent thatched cottage), and in combination with a negative and harmful impact on the street-scene and character of the area and on neighbouring amenity. Following that previous decision the architects reviewed the comments and amended the design and scale of the front dwelling to address the concerns raised.

Despite numerous objections from neighbours and the Parish Council also objecting to this revised scheme, this time the conservation officer agreed that the design of House 1 (the front dwelling) is now in keeping with the local character, it will not detract or compete with the neighbouring non-designated asset. The appointed planning officer also concluded in her report that “having assessed the material considerations as outlined within the report above, the proposal meets Development Plan Policy and is recommended for approval“. The application was approved just before Christmas, much to the applicants delight!
