Dorset Council: Matt Annen, Director of Pure Town Planning has secured planning permission for a contemporary replacement dwelling which was designed by Forge Design Studio.

The application site lies to the west of the defined urban area of Corfe Mullen and within the South East Dorset Green Belt (the garden also adjoins Heathland). The site also lies within the Corfe Lodge Road Special Character Area (SCA). The site comprises a spacious plot and is currently occupied by a detached two-storey house which is tired and outdated.

A pre-applicaiton process was carried out towards the end of last year and the appointed officer was supportive of a modern replacement proposal on the basis of a less than 50% increase in floor area.

The resultant project involved the demolition of the original building, and construction of a new dwelling to provide one cohesive, well-considered contemporary-style house. The use of materials and in particular the use of stone cladding to the base and the lighter timber cladding above complements the setting and context. The proposal respected the form and geometry of the existing house whilst significantly reducing the overall height, bulk and mass, particularly through the use of a new, lower pitch roof design profile. The scheme was approved at the first time of asking.

If you are planning an innvoative or relatively bold, contemporary scheme in a more rural location and need some advice or assistance with these often more complex planning cases then please do not hesitate to contact Pure Town Planning.
