BCP Council (Poole): Matt Annen is pleased to have secured planning permission for the demolition of an existing bungalow and the erection of two highly contemporary detached dwellings near Branksome Chine, beautifully designed by local firm ARC Architecture for mutual clients; Edgewater Homes and Bayview Developments.

The site consists of a tired and dated bungalow property sitting on a raised parcel of land  towards the end of a cul-de-sac. The property is now surrounded by plots with consents underway for a large detached dwelling, a contemporary block of flats or a sub-division to create additional dwellings, a new 4000 sqft 4-bedroom family dwelling and a new 6500 sqft 5 bedroom dwelling.

During the planning process the officer raised concerns as it would “result in two plots that would be significantly narrower than any of the other recently approved plots and this would have a detrimental impact on the character of the area”. Matt escalated this to the head of planning and challenged this view on the basis of the surrounding recent approvals and reinforcing significant weight should be applied in the tilted balance. The senior agreed and overturned the officer’s recommendation to one of approval.
