
BCP Council (Bournemouth): Matt Annen is pleased to announce that planning permission has recently been secured for the demolition of an existing bungalow and the erection of two detached dwellings on a prominent cliff-top site in Southbourne. These contemporary new homes have been beautifully designed by ARC Architecture for mutual client; Farcroft Homes.
Throughout the planning process, Pure Town Planning worked closely and proactively with the appointed planning officer, engaging in constructive dialogue and responding positively to concerns raised by internal consultees. This collaborative approach resulted in a number of amendments to the proposed scheme, ensuring that all technical and design matters were appropriately addressed and that the final proposal represented a well-considered and policy-compliant form of development.
The application attracted nine third-party objections, which raised concerns relating to the design being out of keeping with the surrounding area, potential overlooking to the rear, overdevelopment of the site, and the overall scale of the proposed dwellings. However, following detailed assessment, the planning officer concluded that the principle of creating two dwellings on the site was acceptable in terms of the character and appearance of the area. It was also determined that the proposal would provide an appropriate standard of amenity for future occupiers, would not result in harm to neighbouring residential amenity, and would offer an acceptable arrangement in respect of highways, drainage, and cliff stability considerations.

The determination of the application was unavoidably delayed due to the New Forest SAMMs contribution not being resolved until late last year. Despite this, the applicants are delighted to have now received planning consent.
