BCP Council (Bournemouth area): Chris Miell has recently secured planning permission to remodel an existing dwelling which is located along the cliff-top east of Bournemouth.

The application site is located on Southbourne Overcliff Drive and faces towards Bournemouth beach. Whilst the existing dwelling is of a modern construction, the stepped design of the dwelling, (whereby the house steps back on its plot with each floor set back behind the one below) results in a limited floor area on the upper floors.

The local area has a residential character and includes a mix of property types including dwellinghouses and flatted blocks. Southbourne Overcliff Drive has seen significant alteration in character over the years, which has provided a mixed array of residential properties of modern and more traditional architectural styles.

The remodelled dwelling, which was designed LMA Architects, takes into account the contemporary architecture of a new flatted development that is being erected adjacent to the site, and maximises the floor area of the dwelling through the construction an infill extension at the ground floor at the front of property below the existing first floor terrace. To modernise the external appearance of the existing dwelling, the principal façade will be updated with contemporary materials including composite lourves, white render and ‘Antro’ bricks, whilst extensive full height glazing will be installed to maximise the views of the coastline from the upper floors.

To support the planning application, we prepared a robust Design and Access Statement, which set out the merits of the proposal in a clear and concise manner, showing to the Council that the proposed development would enhance the character and appearance of the area.
