Gladstone Road planning consultant PooleBorough of Poole: Pure Town Planning are pleased to announce that we have recently secured planning permission for the remodel of a vacant annexe to create a 1-bed studio house at an existing site to the rear of Gladstone Road, Poole.

Prior to the favourable decision, the site was the subject of many applications and had a negative planning history dating back to 2006 with numerous applications for similar developments refused by the Borough of Poole and dismissed at appeal by the Planning Inspectorate.

Gladstone Road planning consultant BournemouthThe most recent appeal was handled by ourselves in early 2016 and whilst it was dismissed due to concerns about the impact of the development on neighbouring amenity, we were able to convince Inspector through our expert written representations that the principle of development was acceptable. In determining the appeal the Inspector concluded “The proposal would not detract from the character and appearance of the area. However, it would be harmful to the living conditions of the occupants of 31 Gladstone Road.”

Working in collaboration with DOT Architecture, we prepared a revised application that safeguarded neighbouring amenity through the provision of high level Velux windows and a revised internal layout. As part of the application we prepared a thorough supporting design, access, and planning statement which set out the merits of the proposal in a clear and concise manner, whilst making it clear that the development overcame the Inspector’s previous concerns and was therefore in accordance with adopted planning policies that support sustainable residential development.

Upon considering the application and supporting documents, the Council agreed with our conclusions and moved to grant planning permission for the development. The client was delighted with the decision and is now preparing for the development of the site.
