BCP Council (Christchurch): Dan Wilden is pleased to have secured planning permission for a single and two storey rear extension to a house in Christchurch with plans prepared by Daka Design.

The client originally approached us regarding a permitted development “larger rear extension” through the prior approval route. Unfortunately we realised it would not be permitted development as it was linked to a proposed two storey extension element. Rather than adjust the proposal, the client asked us to submit a planning application for the extensions. As builders had already begun preparatory work on site, the client was very keen to get the approval as quickly as possible.

The site lies adjacent to the Bure Brook and the deemed future Flood Zone covered the garden virtually to the edge of the new extension. As householder development, we produced a brief Flood Risk Assessment focussing on the fact that the proposed floor level would be no lower than existing and that flood resilient construction techniques would be used. The Council’s Lead Local Flood Authority commented on the proposal indicating that modelled flood levels should be required before permission should be given. Luckily we were able to pursuade the planning officer that this was not necessary and was not consistent with other planning applications in the immediate vicinity – thus saving our client significant cost and time. We were able to get the approval through within the 8-week target.
