BCP Council (Poole):  Matt Annen, a Director of Pure Town Planning is delighted to share the news that he has recently secured planning permission for the erection of a new contemporary family dwelling in Canford Cliffs, Poole. Once again we teamed up with local architects; Anders Roberts Cheer who designed this impressive and innovative dwelling for clients; Bayview Developments.

The site currently consists of a large bungalow set within a spacious plot, located in a prestigious cliff top position, above the promenade between Branksome and Canford Cliffs beaches, and falls within the Coastal Zone and Shoreline Character Area around Poole Harbour and adjacent to Poole Bay Cliffs SSSI. The site has panoramic views over the Bay.

The main considerations for the LPA to consider under this plot split application were:
· Impact on the character and appearance of the area and Coastal Zone
· Impact on neighbouring privacy and amenities
· Impact on highway safety

Pure Town Planning provided initial advice to the architcts when they were working up the scheme and then prepared a robust Design, Access and Planning Statement in support. We then handled the submission, presenting the scheme in it’s most favourable light and managed the applicaiton throughout the process keeping in regular contact with the appointed officer and negotiating the scheme through to a positive outcome. When making the recomendation to GRANT the planning officer concluded:

“The site sits above the promenade and beach. Due to the position of the dwelling, its low key appearance, height and landscaping towards the rear of the site, it will not have a significant or harmful visual impact on the Shoreline. Nor would it dominate the back drop to the beach huts on Canford Cliffs chine The proposals will make provision for a new dwelling within walking and cycling distance of Canford Cliffs Local Village. The proposals would by virtue of their massing, design and siting respect the character and appearance of the streetscene and Shoreline, maintain neighbouring privacy and amenities, highway safety, trees and biodiversity within the site”.
