Purbeck District Council: Pure Town Planning are pleased to announce that we have just secured planning permission to sever an existing plot and erect a detached dwelling at East Street, Corfe Castle. The approved house is a three bedroom detached dwelling over one and a half storeys with off-street parking and amenity space.
After acquiring the plot the applicant approached Pure Town Planning for advice. Upon visiting the site it became apparent that there was clear potential for an additional dwelling, but due to the site constraints and the historic character of Corfe Castle, we felt a sensitive design approach was required. After discussion with the client it was agreed that a one and a half storey dwelling constructed of stone would have the best chance of success as it would sit comfortably within the streetscene and cause no detrimental harm to neighbouring amenity. The proposed plans were subsequently prepared on that basis and Chris proceeded to submit a full application to Purbeck District Council. The submission which included of a comprehensive supporting design, access and planning statement. The statement set out the merits of the scheme in a clear and concise manner and demonstrated that the scheme complied with the national and local planning policy.
Throughout the application process Chris kept in regular contact with the case officer to ensure that a mutually agreeable scheme could be achieved. Initially the case officer had some concerns with the scheme and wanted the plans changed to include natural Purbeck stone and stone boundary treatment. Chris ended up submitting several sets of amended plans to the Council to ensure the scheme was just right! Once all parties were happy with the scheme, the case officer duly recommended approval and planning permission was granted by the Purbeck District Council.
The client was delighted with the decision and will be preparing the site for construction shortly.
