Dorset Council: Matt Annen is pleased that after a long three-year journey, he was able to help this land owner finally secure planning permission for two new dwellings to the rear of an existing property in Wool. This scheme was designed by Watts Holt for a mutual client.

The application – originally submitted back in 2022 – faced a range of challenges along the way, from technical drainage and biodiversity requirements to local resident’s concerns about design and density. When progress had stalled earlier this year, Pure Town Planning were called in to get the project back on track.

Working closely with Dorset Council’s officers, we refined the scheme, coordinated the necessary supporting information and addressed detailed matters around highways, trees, and nutrient neutrality. Given the level of opposition to the scheme, the application triggered a planning committee determination. We represented the applicant at the Eastern Area Planning Committee in July 2025, where the proposal received resounding support from members and was approved subject to conditions and a legal agreement (which took a further 3 months to get out of the Council’s legal department!).

This permission delivers two high-quality chalet-style homes that make efficient use of underutilised garden land in a sustainable location within Wool, while contributing to local housing supply and biodiversity enhancement.

A great result for our client – and proof that persistence (and a proactive planning consultant!) really can get a complex application over the line.
