Borough of Poole: Pure Town Planning are absolutely delighted after recently negotiating and securing planning consent for the sub-division of an existing side front garden to form a new contemporary dwelling in the exclusive area of Lilliput/Evening Hill in Poole.

We first picked up the project back in October 2016 and in early 2017 submitted a planning application for a dwelling on site to the Borough of Poole. Unfortunately following consultation the planning officer was not convinced with arrangements. Rather than take a refusal, in this instance we decided to withdraw the application after receiving an invitation from the planning officer to work together to arrive at a mutually agreeable scheme. Six months of pre-application discussions followed and a revised application was submitted at the start of this year.

The site is constrained by protected trees and so a bespoke design solution was required which not only respected the “root protection areas” of the trees but also enabled sufficient levels of daylight to enter the property and was not too prominent in the street scene. Once again we successfully teamed up with local architects; Anders Roberts Cheer liaising with them on the re-designed scheme in order to create a dwelling which sat more comfortably on its plot and addressing all previous design concerns. During the progress of the application itself, Matt met the planning officer numerous times to justify his view that the revised scheme overcame the previous areas of concern. Matt also liaised closely with the Council’s tree officer alleviating his concerns. Planning permission was granted earlier this week much to the clients’ delight.
