BCP Council (Bournemouth): Matt Annen is pleased to have secured planning permission for the severance of a plot and the erection of a high-quality, self-build detached dwelling, complete with new access and on-site parking in Southbourne. This sensitive plot sub-division with well considered 3 bedroom dwelling was beautifully designed by local firm AG Design for a mutual client.

This successful outcome will deliver a high-quality new home on part of the side garden of the existing property and is another excellent example of how thoughtful planning can unlock the hidden potential within established residential plots.

The approved scheme is for a contemporary 1.5 storey chalet-style dwelling of a traditional form but modern appearance, including white render, black timber-effect cladding and a slate roof. The case officer concluded that the proposal would create two well-balanced plots fronting Nugent Road, sit comfortably within the street scene and harmonise with the area’s mixed architectural character, while providing on-site parking for both properties.

Importantly, the report found that both the new home and the existing property would retain usable private amenity space. The proposed dwelling itself provides around 118 sqm of internal floorspace, three double bedrooms, good natural light and a practical layout, and the officer concluded that the development would not cause harmful impacts to neighbouring properties in terms of privacy, light or overbearing impact. Highways matters were also resolved through revised plans, with the proposal considered acceptable on transport grounds subject to conditions.

This was a particularly positive result, with the delivery of one additional home given significant weight in the planning balance in light of the Council’s housing shortfall. Following revisions to address technical matters, the overall conclusion was clear: the benefits of the scheme outweighed any minor concerns, and permission was granted.
