
BCP Council (Poole): Matt Annen is pleased to have secured planning permission for the severance of a plot and the erection of a high-quality, self-build detached dwelling, complete with new access and on-site parking, off Blake Hill Crescent in Lilliput. This sensitive plot sub-division with well considered 4 bedroom dwelling was beautifully designed by local firm ARC Architecture for a mutual client.
Whilst smaller than plots surrounding it, Matt had previously secured a similar sized plot, on the same road, and together with a firm justification for other recent plot sub-divisions in the road, the Council’s planning officer recognised that this proposal would sit comfortably within an established residential setting, where plot severance and sensitive redevelopment are already part of the local pattern.

The approved design is traditional in form, with a hipped roof and attractive detailing, and it will retain boundary landscaping (including the existing hedge where possible) to help the new home settle naturally into the street scene. Just as importantly, the officer’s report confirmed the development will:
- Preserve the character and appearance of the area, maintaining appropriate spacing and avoiding harm to the Blake Hill Crescent streetscape
- Protect neighbouring amenity, with a layout and window design that avoids undue overlooking or overbearing impacts
- Deliver a generous internal layout, exceeding national space standards and providing good natural light and private outdoor amenity space
- Provide adequate parking, cycle storage and a workable access arrangement, with no highway objection
- Safeguard key trees (including TPO-protected specimens) through approved arboricultural protection measures
- Commit to sustainability, including 10% on-site renewable energy provision and biodiversity enhancements (e.g., bird/bat boxes and swift/bee bricks
From submission of the application to receipt of decision notice took around 10 weeks, which when considering that the Christmas period fell in the middle was pretty good going! This a really positive outcome for a well-considered proposal, delivering a new family home in a sought-after location while respecting local character and environmental priorities.
