BCP Council (Christchurch area): Jess Glover has recently secured planning permission and listed building consent for the demolition of the existing extensions, erection of replacement single storey side extension and make good rear extension, alterations to porch and replacement front door on Salisbury Road in Burton.

The property is a Grade II listed thatched cottage dating from the early 19th century. The site is also within the Burton Conservation Area. The cottage had been historically extended to the side and rear with piecemeal brick built extensions which significantly detract from the historic quality of the building and appear at odds in the conservation area.

The client approached Pure Town Planning as they had had an appeal dismissed in 2017 for alterations and extensions to the dwelling. The building was in much need of repair in order for some of the areas to become habitable again.

After careful consideration of the site and its special historic interest, we advised that a replacement side extension would likely be acceptable, furthermore we considered the application offered the opportunity to significantly improve the quality and significance of the listed building.                     

As part of the application we prepared a thorough supporting Design, Access, and Planning and Heritage Statement which set out the merits of the proposal in a clear and concise manner, whilst making it clear that the proposal offered the opportunity to enhance of the listed building and the character and appearance of the conservation area, whilst safeguarding neighbouring amenity and was therefore in accordance with adopted local and national planning policies.

Through in-depth discussions with the Case Officer and the Conservation Officer throughout the application process, we managed to negotiate the retention of the rear extension with french doors leading directly out onto the garden, the retention of the retrospective windows on the front elevation of the cottage, amendments to the porch and details of a new front door.

The client was delighted with the decision and is now preparing for development works to start on the site.
