East Dorset District Council: Chris Miell is pleased to announce that he has secured permission for significant extensions to an existing dwelling and new outbuildings within the South East Dorset Green Belt through a Lawful Development Certificate (LDC). The scheme transforms the property from a small 2-bedroom dwelling into a large 5-bedroom family home with detached double garage and workshop.  To support the application, full plans were prepared by BeMa Architects.

The works were secured by maximising the property’s householder permitted development rights. This meant that the applicant did not need to apply for full planning permission and therefore local plan policies, which restrict the size of all householder extensions in the Green Belt to no more than an increase of up to 50% of the footprint of the original dwelling, did not apply.

The works were secured under the Town and Country Planning (General Permitted Development) (England) Order 2015 (‘the GPDO’) – Schedule 2, Part 1, Classes A, B and E, which collectively allowed for the erection of rear and side extensions, a rear dormer window and the erection three outbuildings at the property.
