Borough of Poole: Pure Town Planning have just secured a fantastic planning approval for the demolition of an existing house and the erection of two detached family dwellings in the desirable area near Penn Hill Village.

Plot splits (“two-for-ones”) on this particular road have not been viewed particularly favourably in the past by the Borough of Poole Planning department and on the target date the appointed planning officer was not convinced that the sub-division of the plot, creating two narrower plots would respect the rhythm and spacing of dwellings in the street scene.

Pure Town Planning persuaded the case officer to take the planning application past its target date in order to further justify the scheme to the case officer. We teamed up with the architects; Anders Roberts who designed the good looking contemporary dwellings and we presented a full street analysis of building to plot ratios together with a comprehensive building gap assessment. This enabled the Council’s planning officer to get a better understanding of the existing and approved built environment in the road and clearly demonstrated that our scheme would fit in comfortably with the prevailing character. This  process was a triumph for perseverance as we were able to turn a potential refusal into planning consent – the application was granted permission earlier this week.
