Borough of Poole: Pure Town Planning are thrilled to announce that we have recently secured planning permission for the erection of a backland dwelling to the rear of 25 Stokes Avenue, Poole.

Prior to the grant of planning permission and our involvement with the project, the site was the subject of a previous application for a backland development, which was refused in 2015. The LPA sited grounds of overdevelopment and harm to the character of the area.

As part of the revised application, we worked closely with architects Anders Roberts Cheer to prepare a scheme which better reflected the character of the area and other plot splits in the local area. We prepared a thorough supporting design, access and planning statement which set out the merits of the proposal in a clear and concise manner, whilst making it clear that the development overcame the LPA’s previous concerns relating to overdevelopment.

Upon considering the application and supporting documents, the Council agreed with our conclusions and moved to grant planning permission for the development. Our client, Harlequin Homes, were delighted with the decision, which will deliver an excellent family home in a sustainable location.
